Evidence of Previous Infestation (No Current Activity)
This finding calls for documentation and context. Buyers and lenders may ask whether repairs were completed, what materials were used, and whether prior treatments were applied. Active Infestation Found
An active infestation raises immediate concerns for lenders and buyers, but it is also a common and solvable issue. Conducive Conditions vs. Active Pests: Why Both Matter
A WDI/WDO report covers two distinct items. There’s the evidence of pests (active or past) and conducive conditions that raise the risk of infestation.
Examples of conducive conditions include wood-to-ground contact, poor drainage, persistent moisture in crawl spaces, and deteriorated siding or trim. Fixing these conditions often reduces future risk and can be faster and less costly than dealing with re-infestation later.
Garden City’s older neighborhoods with historic porches and the irrigation patterns around area farms can create pockets of elevated moisture near foundations. Similarly, properties near fields in Edwards County sometimes show soil and mulch levels that bring wood into contact with damp earth, a classic conducive condition we look for and document.
